Hilton has announced that the W South Beach in Florida will be transformed into the 348-room Waldorf Astoria Miami Beach, marking the brand's debut in the market. Owned by Reuben Brothers, the resort will undergo a top-to-bottom renovation and repositioning ahead of the planned winter 2027 relaunch.

"Miami Beach is one of those rare destinations with a spirit the world immediately recognizes: dynamic, expressive, sunlit and full of life," said Dino Michael, senior vice president and category head for Hilton Luxury Brands. "For Waldorf Astoria, it is an extraordinary canvas. Waldorf Astoria Miami Beach will bring a new chapter of elegance, one that honors the destination's cultural energy, coastal beauty and iconic sense of style, while creating an experience that feels timeless, deeply personal and entirely of its place."

Project details

The work ahead will include a new arrival experience, including a new lobby and Peacock Alley, the brand's signature gathering place for guests and locals.

The refreshed suites will all have ocean views and balconies, and will be designed with a “contemporary aesthetic.”

The food-and-beverage program now will be led by world-class culinary talent, and the spa-and-wellness experience will be redesigned. Enhancements to the 48,000-square-foot pool deck will include the addition of private cabanas.

The W's 15,000 square feet of meeting space will be revitalized; details to come on the layouts and final square footage following the renovations.

"2201 Collins Avenue is one of Miami Beach's most storied addresses and we are proud to announce our plans for a landmark restoration in partnership with Waldorf Astoria," said Kim Phoebus, COO of U.S. Hotels for Reuben Brothers.
